Is Anyone Buying Homes In Greater Phoenix, Az?
Posted by: | CommentsGood Day to everyone, I actually think it is a fantastic day myself and the market is moving. I started with the title is anyone buying homes in greater Phoenix, Az for a reason. The answer is yes. If you do not know, I am a Real Estate Broker in Scottsdale, Az. for www.AzRealtyResults.com , and I just pulled up the MLS and did a search on just Pending home sales in the MLS. The number is really going to shock a lot of you I am sure.
I did a search of just the current pending sales for single family homes. I did not specify any city or size or any other criteria. I just wanted to know how many pending sales there are right now. If you are ready, drum roll, the number of pending single family homes in the local MLS is, 10,479, that is right, 10,479 single family homes are pending sale as you read this post. So I would say that there are definitely people out there buying homes right now.
If you would like to know how many homes have sold since the first of March, that number is, 6,098. So for those of you who are on the fence trying to decide if you should buy or not, let the numbers speak for themselves.
I want to be fair in presenting all the numbers to you as I am sure there are some that will say,” But how many homes are there for sale, I am sure that is a really big number, and the numbers you are stating are small by comparison”. To that thought here is the number of current active listed single family homes. This number comes from the same search criteria as the other numbers.
The total number of Active single family homes in the local MLS is 37,567 . I am sure that might seem like a large number, but let us think about that. If you take the number of current pending sales of 10,479 and compare that to 37,567 active listings, and think the same percentage of pending vs active will be there next month, then there will be almost 28% of the current active listings you will not be able to buy next month.
So I suggest that you talk to a Lender, I can recommend several that will make the process very painless, get pre-qualified, and go buy a home. Spring is in the Air
Posted by: | CommentsWell it is the first day of Spring 2009. Here in Scottsdale Arizona for most of us it has felt like spring for about a month now, at least as far as the weather goes.
With regard to the current conditions of the Real Estate market it depends on who you listen to. If you like to get your information from the news media types, you would think it was Winter, and that we have been in the longest cold spell in history. The news would like you to think that everything is bad and nobody is buying Real Estate. They report all the people loosing their jobs, how the home foreclosure rate is on the rise, and that, as chicken little would say,”The Sky is Falling”.
I am here to tell you the information that they never seem to report,”The Good News”. Here are some numbers you may not know. In the Greater Phoenix area MLS , the sales figures for Residential homes, for the period 02/20/2009-03/20/2009,
#of Homes Sold:6,560, and the $’s spent were $1,076,100,414.00, and the average sales price was $164,040.00.
All the above numbers were for just a 30 day period, and only in the local MLS area. I bet you have not heard those kind of numbers on the local or national news. If you would like to see some higher numbers, how about the numbers thus far for 2009, in residential sales:
14,045 homes sold, $2,410,762,076.00 spent, and avg sales price of $171,646.00.
