Welcome to everyone to what is just about the end of another year. I hope that 2009 was a great year for you and that you are looking forward to a fantastic 2010. If you are thinking about the real estate market, and the possibility of buying a home in 2010, I think that you will still be able to get some great deals on homes for sale in Scottsdale, and other cities around the valley. The market varies depending on the city, and the price range that you are interested in.

In the city of Scottsdale for an example, there were 367 homes sold in the last 30 days. I am not sure about what some people think, I for one think that is a good number of homes sold in one city, for a holiday season that includes, Thanksgiving, and Christmas, the two biggest holidays of the year in my book. The lowest price sale was $99,000, for a 2 bed, 1 bath , 2 car carport home, with 827 sqft and built in 1954, and is pictured below

There was a total of 37 homes that sold for 200K or less. There was another 75 homes that sold for 200K to 300K In the 300K range I found the property pictured here, to be a great bargain.

When it comes to the price range between 300k to 400K, there were 63 homes sold in Scottsdale in the last 30 days. Here is a picture of one of those homes. This home below, sold on 12/10/2009 for 385K. The home last sold on 11/22/2006 for 730K. The home was located in McDowell Mountain Ranch, and was 2,199 sqft, with slab granite ,tile , and stainless steel appliances.

When it comes to homes in the 400K to 500K range, there was 55 homes sold in Scottsdale, AZ. in the last 30 days. When it comes to a home in Scottsdale to represent what one gets for 500K, I felt that the following property was a great buy for the money. This home was built in 2001, has 2,945 sqft, 4 bedrooms, 3.5 baths, 3 car garage, pool, and sitting on 1.84 acres, plus a 3 stall horse barn/tack room, and it sold on 12/02/2009 for 500k.

Now we have come to the price range from 500K to 1 Million. There was a total of 93 homes sold in Scottsdale, AZ. in the past 30 days in the range of 500K to 1 Million.

The following home is yet another exceptional value to the nuyer who purchased the home. This home was built in 2008, there are 5 bedrooms, 5 baths, 3 car garage, heated pool and spa, on .62 acres with 4,522 sqft, originally listed at 2.2 Million, sold as a short sale on 11/25/2009 for 995K. Wow, now that is what I call a deal. The home has every detail that you would expect to be in a home with a price of 2 million.

When it comes to homes that sold in Scottsdale in the past 30 days for a price of 1 Million or more, there were 37 homes. The highest price tag went to the following property. This beauty has every imaginable feature and upgrade. There are 11,049 sqft of luxury living space, with 7 bedrooms, 9 baths, heated diving pool, 7 car garage, and the list of features could go on for an entire article, all by them selves. This home sold on 12/04/2009 for 2.890 million and had seller financing up to 2 million at 1.25%, and the term was not mentioned.

Well, I hope you are sitting down if you think the valley Luxury home market is not doing well in this economy. Get ready as I take you by the numbers in today’s valley wide luxury home market. The picture that starts this article is of the top price winner for Luxury home sales prices, for closed sales in the past 30 days. This particular property sold for 4.550 Million and it took 394 days on the market to sell, this time. This property was purchased by the sellers on 02/28/2001 for 4.750 million, and it was on the market then for 73 days, before it was sold. The original asking price back then was 4.995 million. If you look back at the sales history for this property you will see that it has basically been on the market since 02/18/2004. There have been 6 different listing agents for that time period, and the original listing price back in 04 started at 6.5 million. The biggest time break in the listing of this property was from 06/25/07 – 10/01/08, other than that gap it was just changing agents. The picture in this article was the main picture for the mls, and it was there in 04/04/2006. The property details are that the property sits on 3.64 acres in Paradise Valley, AZ. This luxury home features, 7,643 sgft of living space, 5 bed rooms, 5 baths, a pool and a 5 car garage. Two of the bed rooms, and two of the baths, are located in the guest home. The home is located on the west slope of Mummy Mountain.

Well enough about the top price winner. Now for some market facts. There was a total of 94 homes, priced over 1 million dollars, that sold, in the past 30 days, around the valley. These homes were sold in various cities, such as Paradise Valley, Phoenix, Scottsdale, Fountain Hills, Mesa, Chandler, Carefree, Peoria, Gilbert, Cave Creek, Show Low, Tempe, and Buckeye. To be honest about these numbers, I will tell you that out of these homes that sold, 13 of them started above the million mark, and finally sold for less than a million. The lowest price sale in this group goes to a home sold in Buckeye, and it is pictured below. This custom home located in Verado, was 3,782 sqft, 3 beds, 3 baths, heated pool and spa, 4 car garage on 16th green of golf course, and sold for $765,000, after 27 days on market. The original list price for the home was 1.2 million

Now that we have seen how many sales there were in the past 30 days, let’s take a look at how many homes are pending sale as of this writing. There are currently 97 pending sales that are above the million dollar mark. The top pending sale priced home goes to a property located in Scottsdale, AZ. This Luxury Custom home is located on the 4th fairway of the Estancia Golf Club, and it truly a work of art. The home features 7,160 sqft of living space, 5 bed rooms, 7 baths, 3 car garage, heated pool and spa, and unrivaled upgrades. This property has currently been on the market for 738 days, and started at a list price of 6.295 Million.

Ok, now that we have looked at the homes that have sold in the past 30 days, and the top and bottom of the current pending sales, it is time to look at the current active listing numbers. There are currently 2,166 active listings in the valley, that are priced at 1 million or more. There are 15 homes listed at 1 million. These homes range in size from 1,625 sqft, on 41.59 acres in Parks, AZ., to 6,600 sgft for the property pictured below, located in Mesa, AZ. This home sits on 1.22 acres, and features 5 bed rooms, 5 baths, heated spa and pool and a 3 car garage. There is also a basement in this property. The property has been on the market for a total of 105 days at the current list price of 1 million.

Hi there, James M. Swartz here with another installment of information about the current market conditions in the Scottsdale real estate market. Yes the figures are in and the title is correct.  I just pulled all the closed sales in the city of Scottsdale since March 1st, 2009.  There were 356 closed sales from 03/01/2009 -04/16/2009.  The price range is from the lowest sale of $77,000.00, for a 3 bed 2 bath home with 736 sq ft, on .017 acres, to $5,700,000.00 for a 4bed 3 bath Custom with 8,985 sq ft on2.55 acres.  Now that is a wide range in sales price.

Now let’s go through the homes sales in the range between the high and low price.  There was actually 31 homes that sold in the $200,000.00 or less range, 73 homes that sold between $201,000.00-$300,000.00,  80 homes that sold between $303,00.00-$400,000.00, 51 homes between $401,000.00-$500,000.00, 25 homes between $505,000.00-$599,000.00, 17 homes between $610,000.00-$700,000.000, 13 homes between $705,000.00-$800,000.00, 12 homes between $825,000.00-$900,000.00, 8 homes between $940,000.00-$1,000,000.00, another 32 homes from $1,050,000.00-$1,950,000.00, 10 homes between $2,025,000.00-$3,000,000.00, 1 home at $3,500,000.00, and 1 at $4,150,000.00 and again the top at $5,700,000.00.

That is a pretty good spread of home prices.  The largest group of homes was 80, and they were in the price range between the 303K-400K.  There were 104 homes at 300K or less.  The most impressive figures I think are the homes that sold for 1 million or more.

There were 45 homes that sold for over 1 million dollars.  That is an average of one million dollar home sold a day for the last 45 days.  That is a figure that the news media should really get ahold of and start talking about.  I believe that if the media would start talking about  sales like those, in stead of the amount of foreclosures, we would start to see an economy that is getting better, rather than the doom and gloom that they are always talking about.

So let us continue with the rest of the current market conditions in the city of Scottsdale, Arizona.  Currently there are 1,396 homes on the market that are $1,000,000.00 or more with the most expensive listing being $15,900,000.00. There are 833 of those listings that are  between $1,000,000.00-$2,000,000.00.   There are 501 pending sales as I write, in the city of Scottsdale, and  the price range is between $110,000.00-$6,850,000.00.  There are 58 of those pending sales that are 1 million or more in price.

In conclusion, I feel that the real estate market in Scottsdale Arizona is alive and well.  I feel that in any city, anywhere in the world, when there is a home on average, that is one million dollars or more, that sells everyday, there are people out there that have the money to loan, people making enough money to buy, and homes being built to sell.  I hope that this information has been something for you to think about and to see that all is not doom and gloom.  Remember, if you are in the market for buying or selling a property, Az Realty Results is the company to use.  We can be found on the web at www.AzRealtyResults.com .

Hi, James M. Swartz here, Broker for  www.AzRealtyResults.com .  I bet you all thought that Scottsdale, Az. was one of the most expensive areas, in the Valley of the Sun to live in, if not in the United States.  I am here to tell you that you can indeed live in Scottsdale, Az. for less than 100K.

In the Scottsdale, Az. market in the MLS there are currently two properties, that are under 100K,  bank owned, and ready for a new owner.  The first of the properties is a 1,008 SqFt. 3 bedroom 2 bath, built in 1972, with a price of $79,900.00.  The second is a 3 bed 1 bath, with 1,005 SqFt. built in 1954, and has a price of $89,900.00.

There are currently 3,922 active listings in the Scottsdale,Az. area.  I know most of you will not think much of the 2 properties that I have mentioned, as they do require improving to be lived in, and you will still feel that Scottsdale,Az. homes, are to expensive.  I am going to give you many more examples to show you that you can live in Scottsdale, Az. at an affordable price.

Currently of the 3,922 active listings in the MLS, in the Scottsdale, Az. area, there are  1,129 of that number, that are $500,000.00 or less. The following is a breakdown of the properties by number of homes in a given price range, with a ceiling of $500,000.00. There are 76 properties that are $200,000.00 or less.  There are 279 more properties that are in the price range from $201,000.00 to $300,000.00.  There are another 404  properties that range from $301,000.00 to $400,000.00. Finally there are 368 additional properties that range from $401,000.00 to $500,000.00, in the Scottsdale, Az. area.  All of the properties mentioned are Single Family Homes.

To put all this into something that is easy to see how affordable owning a home in Scottsdale, Az. is, I will give you an example of what a payment might be, on a $500,000.00 home, in Scottsdale, Az..  If you were able to get the interest rate of 4.940, fixed for 30 years, and put 20% down, your payment would be about $2,132.64 plus taxes and insurance.  I am not a mortgage broker, but that is a fairly accurate payment based on the terms I stated, at today’s current rate.  Interest rates are determined, partly by credit score, and the lowest rates do require the better scores.  If the $500,000.00 price tag is still out of your price range, how about a home at the $300,000.00 price.  If you can qualify for a loan for a $300,000.00 home, with the interest rate of the same 4.940, and the same 20% down, and the same length of 30 years, you can live in a single family home in Scottsdale, Az. for a payment of about $1,279.59 per month, plus taxes and insurance.
