Building A Real Estate Business
Posted by: | CommentsThis article on building a real estate business, may or may not be, what most people think, when they start to think about building a real estate business. This article is going to be based on how I am building my Scottsdale AZ real estate business, and how I believe a Scottsdale AZ real estate business, or any real estate business, should be built.
When most people think about Scottsdale AZ real estate, they think about houses and commissions, buyers and sellers, and escrow, and land, and all those things. Yes, it’s true that you need all of those things and they are a part of real estate. I believe the most important part of any Scottsdale AZ real estate transaction, is usually forgotten about, and that is that everyone doing a real estate transaction is a person.
I believe that Scottsdale AZ real estate, or real estate anywhere, is just a business about building relationships. The most important part of any real estate transaction is the relationship between the Realtor and the client. If the Realtor does not understand how the client feels and thinks, or the client doesn’t have confidence that the Realtor understands what they’re feeling, then the client may not get what they actually want or need with regard to their real estate transaction.
When you start to understand and get to know a person before anything else. Then you find out how they feel about houses, how they feel about a lot of things. It is their feelings about those things, that are important when it comes to finding them the type of property that they want, or in completing any type of real estate transaction.
Let’s take for example a person buying a piece of property. The price of the piece of property or home doesn’t make any difference to me. It doesn’t matter whether it’s a $50,000 piece of land, or a $5 million Scottsdale luxury home. The main part of either transaction is the human being that has the desire to buy either.
So the main thing that needs to be understood is first, Is why do you want to buy. Then second, what are you planning on doing with the property. Third, how long are you planning on having this piece of property. Fourth, if we’re talking about a house, then you have to start figuring out whether they like one story or a two-story. Do they like, a particular kind of neighborhood, what do they like to do as far as their social life goes. Do they want to have a home close to work, or schools, or a particular area.
The most important thing is to understand is what a person wants, needs and desires, above all things. Because only then can you determine exactly what is the best piece of property for them. If you don’t get to understand and know person before you do the transaction with them, it may work for them, it may not work for them. If you’re not considering all of the questions that you need to know about a person before you do the transaction with them, then it’s just a hit and miss whether they’re going to get exactly what they want or not.
The way, I think about Scottsdale AZ real estate, is that my business is built, One client at a time, one dream at a time.

The rest of the country me be in a slump for home sales, but Scottsdale, AZ. is not one of them. Housing prices have been touched everywhere in the country to be sure, I just feel that Scottsdale, AZ. has not been affected as much as most.
Let us take a look at the sales in the last 30 days. There have been 310 Scottsdale AZ homes for sale, that have sold in the last 30 days. There were 27 Scottsdale AZ homes for sale that sold over 1 million dollars in the past 30 days. The top price sale was 4.1 million for a magnificent property with 7,485 sq-ft, on 1.19 acres, and was 5 bedrooms, 7 baths a 4 car garage, heated pool and spa and built in 2009. The property shown below is that property. That property started at a list price of 5.195 million.

If you are thinking about the real estate market, and the possibility of buying a home in 2010, I think that you will still be able to get some great deals on homes for sale in Scottsdale, and other cities around the valley. The market varies depending on the city, and the price range that you are interested in.
In the city of Scottsdale for an example, there were 367 homes sold in the last 30 days. I am not sure about what some people think, I for one think that is a good number of homes sold in one city, for a holiday season that includes, Thanksgiving, and Christmas, the two biggest holidays of the year in my book. The lowest price sale was $99,000, for a 2 bed, 1 bath , 2 car carport home, with 827 sqft and built in 1954, and is pictured below

There was a total of 37 homes that sold for 200K or less. There was another 75 homes that sold for 200K to 300K In the 300K range I found the property pictured here, to be a great bargain.

When it comes to the price range between 300k to 400K, there were 63 homes sold in Scottsdale in the last 30 days. Here is a picture of one of those homes. This home below, sold on 12/10/2009 for 385K. The home last sold on 11/22/2006 for 730K. The home was located in McDowell Mountain Ranch, and was 2,199 sqft, with slab granite ,tile , and stainless steel appliances.

This home sold on 12/04/2009 for 2.890 million and had seller financing up to 2 million at 1.25%, and the term was not mentioned.

Well, I hope you are sitting down if you think the valley Luxury home market is not doing well in this economy. Get ready as I take you by the numbers in today’s valley wide luxury home market. The picture that starts this article is of the top price winner for Luxury home sales prices, for closed sales in the past 30 days. This particular property sold for 4.550 Million and it took 394 days on the market to sell, this time. This property was purchased by the sellers on 02/28/2001 for 4.750 million, and it was on the market then for 73 days, before it was sold. The original asking price back then was 4.995 million. If you look back at the sales history for this property you will see that it has basically been on the market since 02/18/2004. There have been 6 different listing agents for that time period, and the original listing price back in 04 started at 6.5 million. To be honest about these numbers, I will tell you that out of these homes that sold, 13 of them started above the million mark, and finally sold for less than a million. The lowest price sale in this group goes to a home sold in Buckeye, and it is pictured below. This custom home located in Verado, was 3,782 sqft, 3 beds, 3 baths, heated pool and spa, 4 car garage on 16th green of golf course, and sold for $765,000, after 27 days on market.
