Realtor Marketing

Realtor Marketing. When it comes to Realtor marketing, there are a lot of options available to Realtors in today’s online marketing space and off-line marketing space. The real estate industry today, is a much different place than it was 15 years ago.

The Internets started approximately 15 years ago. The Internet as we know it today, is not the way it was when it started, some 15 years ago. Realtor marketing before the Internet was basically postcards, which were usually sent via direct mail. Realtors did farming, where they would pick a neighborhood and start using various forms to make the neighborhood aware that they were in the real estate business.

If the Realtor were to decide to do marketing by farming. Then they would pick an area and then depending on how ambitious the Realtor was, would dictate the size of the area that they wanted to market. Then, if they wanted to do a complete marketing package on the neighborhood, they would set up a campaign, whereas they would mail to them on a frequent basis updates, usually monthly, on what was available for sale in a neighborhood that month, and what had sold in the past 30 days.

Realtors farming in the area would also, in addition to the direct mailing of just listed, and just sold postcards, would also canvass the neighborhood and go door to door to meet the neighborhood residents. If the resident wasn’t home, then they would leave a flyer detailing all of their services and how they may help them, if they wish to buy or sell a home, or if they knew anyone who wanted to buy or sell a home.

When Realtors decide to start farming an area, they need to understand, it is a venture that they need to be completely dedicated to and committed to. To farm an area requires a lot of time and money. Direct mailing postcards is not very cheap. Even if you use bulk mail rates and processed your own labels. I know because I’ve been there and done that. It is no fun to be setting with a stack of Avery labels, pasting every label, on every envelope for a neighborhood, no matter what size the neighborhood.

Realtors have also tried contacting expired listings, in hopes they could get a listing in a particular neighborhood. Expired listings do offer the opportunity to pin point to a Realtor that a seller is willing to sell. Expired listings do not tell you why the home didn’t sell. It could be the seller did not want to cooperate with the previous Realtor. It could be that the seller was unrealistic about their expectations in what the home should sell for. It could be the Realtor, did not have a good understanding of the market, or did not do a good job of educating the seller in the process of selling.

Realtors have also tried using present and past clients to get referrals for new business. This form of marketing, works great when, You have clients that like to socialize, or are in a business environment where they meet a lot of people. Of course, your clients have to like you, and you have to be doing a great job for them, before they’re going to refer you. You as the Realtor also need to understand how and when, and where, to ask for referrals, from your past and present clients as well.

When it comes to Realtor marketing. There is a lot better way to get new buyer and seller leads. There is a better way to keep in touch with presence and past clients. There is a better way to give notice to anyone looking for a Realtor, than any of the previous ways mentioned. You may have heard of it, it’s called the Internet.

Online marketing for real estate agents and Realtors, is the best way of marketing your services. There are more people looking on the Internet for what you’re offering every day. There are more buyers and sellers on the Internet looking for property, looking for services today, than there ever has been. The Internet is growing on a daily rate. If you are in any business be it real estate, or any service oriented business, or any brick and mortar business, You need to be marketing online.

When it comes to online marketing there are many many companies on the Internet that will tell you they can anything you want. It is one thing to say, you can do something. It’s another thing to actually deliver on what to say, you can do.

I have actually spent the last 18 months, understanding and learning from some of the top Internet marketing gurus on the planet. I have spent a lot of money on my online education, and I have spent a lot of hours in front of the computer learning how to do online marketing.

I have developed a system of programs at Dot Com Real Estate Domains, that takes anyone be it a Realtor, real estate agent, or any person or business that wants to be online, and shows them how to do online marketing. The programs that I’ve developed take anyone that can turn on a computer and check their e-mail and helps them create an online presence, that will place them in front of any body looking for what they have to offer.

These programs I have developed are all, step-by-step, on screen capture videos, that allow you to watch over my shoulder, as I build my online marketing business. I currently own 247 domain names. I created these programs, so I could hire people and give them a blue print for what I needed them to do on a daily basis to further my online marketing.

The basic program takes you from knowing nothing more than being able to turn on the computer and check your e-mail, to having a complete website, on the Internet with no prior computer experience, and using nothing more than a computer, and the videos. You do not need to have any computer programming experience. You do not need to understand anything about creating a website. You do not need to understand HTML. All you need to have is a desire to do more than what you’re doing right now to increase your business.

The advanced program will take you from a completed website on the Internet to having a professional looking website on the Internet. By completing the advanced program, you will have a website that is completely the best it can be as far as on page SEO goes.your website will have everything it needs to be found by the search engines for Yahoo, Google, and MSN(Bing).

The pro program is basically the online marketing part for the website that you just completed in the advanced and basic courses. By the time you complete the pro program you will have an understanding of basically everything that you need to be able to have an online presence, where buyers and sellers are looking for your service.

If you are at all interested in building an online presence for your business, no matter what business you’re in, you need to start with the basic program and go all the way through and complete the pro program. All three programs are approximately 17 hours in total for all three programs worth of videos.

Once you complete the programs, all you’ll need to do is spend an hour or two a day on your website and you will be able to have all the business that you want.

If you follow the programs do the work, spend the time every day on your website 1 to 2 hours, within 1 to 3 months, depending on your market, you should be receiving leads. The only cost involved is the price of the programs, and they are very reasonably priced. There are some basic fees for your web hosting plan, and an annual fee for your domain name registration. Depending on the service you choose, that is basically around eight dollars a month for the hosting fees, and less than $10 a year for your domain name registration.

Of course, you will have to do the work and you will have to spend one to two hours per day, Creating your online marketing.

Welcome to everyone to what is just about the end of another year. I hope that 2009 was a great year for you and that you are looking forward to a fantastic 2010. If you are thinking about the real estate market, and the possibility of buying a home in 2010, I think that you will still be able to get some great deals on homes for sale in Scottsdale, and other cities around the valley. The market varies depending on the city, and the price range that you are interested in.

In the city of Scottsdale for an example, there were 367 homes sold in the last 30 days. I am not sure about what some people think, I for one think that is a good number of homes sold in one city, for a holiday season that includes, Thanksgiving, and Christmas, the two biggest holidays of the year in my book. The lowest price sale was $99,000, for a 2 bed, 1 bath , 2 car carport home, with 827 sqft and built in 1954, and is pictured below

When it comes to the price range between 300k to 400K, there were 63 homes sold in Scottsdale in the last 30 days. Here is a picture of one of those homes. This home below, sold on 12/10/2009 for 385K. The home last sold on 11/22/2006 for 730K. The home was located in McDowell Mountain Ranch, and was 2,199 sqft, with slab granite ,tile , and stainless steel appliances.

When it comes to a home in Scottsdale to represent what one gets for 500K, I felt that the following property was a great buy for the money. This home was built in 2001, has 2,945 sqft, 4 bedrooms, 3.5 baths, 3 car garage, pool, and sitting on 1.84 acres, plus a 3 stall horse barn/tack room, and it sold on 12/02/2009 for 500k.

This home was built in 2008, there are 5 bedrooms, 5 baths, 3 car garage, heated pool and spa, on .62 acres with 4,522 sqft, originally listed at 2.2 Million, sold as a short sale on 11/25/2009 for 995K. Wow, now that is what I call a deal. The home has every detail that you would expect to be in a home with a price of 2 million.

This beauty has every imaginable feature and upgrade. There are 11,049 sqft of luxury living space, with 7 bedrooms, 9 baths, heated diving pool, 7 car garage, and the list of features could go on for an entire article, all by them selves. This home sold on 12/04/2009 for 2.890 million and had seller financing up to 2 million at 1.25%, and the term was not mentioned.

Well, I hope you are sitting down if you think the valley Luxury home market is not doing well in this economy. Get ready as I take you by the numbers in today’s valley wide luxury home market. The picture that starts this article is of the top price winner for Luxury home sales prices, for closed sales in the past 30 days. This particular property sold for 4.550 Million and it took 394 days on the market to sell, this time. This property was purchased by the sellers on 02/28/2001 for 4.750 million, and it was on the market then for 73 days, before it was sold. The original asking price back then was 4.995 million. If you look back at the sales history for this property you will see that it has basically been on the market since 02/18/2004. There have been 6 different listing agents for that time period, and the original listing price back in 04 started at 6.5 million. These homes were sold in various cities, such as Paradise Valley, Phoenix, Scottsdale, Fountain Hills, Mesa, Chandler, Carefree, Peoria, Gilbert, Cave Creek, Show Low, Tempe, and Buckeye. To be honest about these numbers, I will tell you that out of these homes that sold, 13 of them started above the million mark, and finally sold for less than a million. The lowest price sale in this group goes to a home sold in Buckeye, and it is pictured below. This custom home located in Verado, was 3,782 sqft, 3 beds, 3 baths, heated pool and spa, 4 car garage on 16th green of golf course, and sold for $765,000, after 27 days on market. The original list price for the home was 1.2 million
