Single Family Home in Scottsdale Az. for under 100K?

Hi, James M. Swartz here, Broker for  www.AzRealtyResults.com .  I bet you all thought that Scottsdale, Az. was one of the most expensive areas, in the Valley of the Sun to live in, if not in the United States.  I am here to tell you that you can indeed live in Scottsdale, Az. for less than 100K.

In the Scottsdale, Az. market in the MLS there are currently two properties, that are under 100K,  bank owned, and ready for a new owner.  The first of the properties is a 1,008 SqFt. 3 bedroom 2 bath, built in 1972, with a price of $79,900.00.  The second is a 3 bed 1 bath, with 1,005 SqFt. built in 1954, and has a price of $89,900.00.

There are currently 3,922 active listings in the Scottsdale,Az. area.  I know most of you will not think much of the 2 properties that I have mentioned, as they do require improving to be lived in, and you will still feel that Scottsdale,Az. homes, are to expensive.  I am going to give you many more examples to show you that you can live in Scottsdale, Az. at an affordable price.

Currently of the 3,922 active listings in the MLS, in the Scottsdale, Az. area, there are  1,129 of that number, that are $500,000.00 or less. The following is a breakdown of the properties by number of homes in a given price range, with a ceiling of $500,000.00. There are 76 properties that are $200,000.00 or less.  There are 279 more properties that are in the price range from $201,000.00 to $300,000.00.  There are another 404  properties that range from $301,000.00 to $400,000.00. Finally there are 368 additional properties that range from $401,000.00 to $500,000.00, in the Scottsdale, Az. area.  All of the properties mentioned are Single Family Homes.

To put all this into something that is easy to see how affordable owning a home in Scottsdale, Az. is, I will give you an example of what a payment might be, on a $500,000.00 home, in Scottsdale, Az..  If you were able to get the interest rate of 4.940, fixed for 30 years, and put 20% down, your payment would be about $2,132.64 plus taxes and insurance.  I am not a mortgage broker, but that is a fairly accurate payment based on the terms I stated, at today’s current rate.  Interest rates are determined, partly by credit score, and the lowest rates do require the better scores.  If the $500,000.00 price tag is still out of your price range, how about a home at the $300,000.00 price.  If you can qualify for a loan for a $300,000.00 home, with the interest rate of the same 4.940, and the same 20% down, and the same length of 30 years, you can live in a single family home in Scottsdale, Az. for a payment of about $1,279.59 per month, plus taxes and insurance.
